How's the rental market where you live?

I'm asking this question because I'm fed up with trying to find an apartment or house to rent in this town. You can't get a decent place for a reasonable amount of money. Either you pay a reasonable amount of money, live in a slum, and have a crappy landlord who rents to anybody....or you pay out the ass for something slightly above average, that's still not very good. Maybe because it's a college town? Is it this bad everywhere?

I know in the Midwest housing is cheap, and anywhere else is probably going to cost more. Right now I'm paying $400 for a tiny, one-bedroom with expensive utilities (not included).
